Purchasing and Building FAQ’s

Q. I would like to look at lots/homes to purchase in The Homestead at Mills River (HMR). How do I get inside the gate?
Your real estate agent will be able to secure a gate code and show you which homes and lots are on the market.

Q. Is HMR on city water and septic? Is there internet?
Each home must provide its own well and septic system. Underground electrical, natural gas lines and internet fiber optics are already established in the community.

Q. I’ve found my dream lot. What do I do next?
Your real estate agent should discuss the due diligence process. If testing of any kind is to be performed on the property, IPM, our property management company, must be notified prior to scheduling the test. Upon completion, each tested area is to be returned to its pre-test condition.

Q. I now own property in the HMR. What is my next step?
Please contact IPM, as they are the point of contact for all aspects of our community. They will assist you in setting up your account and establishing access to the owner portal, where you will find the governing documents, financial statements, Board meeting minutes, HOA dues information, and more. IPM will also provide access to the entrance gate and club house gate.

Q. I have purchased a lot and would like to build a home. What is my next step?
The members of the Architectural Control Committee (ACC) are available to meet with you to answer questions and give an overview of the build process. An orientation meeting may be scheduled by contacting IPM. It is recommended that you be familiar with the Design Standards document and the Policies & Procedures document prior to this meeting.

Q. Is there a minimum square footage requirement for homes?
Homes must have a minimum of 2800 square feet, with at least 1800 square feet on the main floor.

Q. I would like to purchase an existing home. Am I restricted in making changes to the exterior or the landscaping?
Any changes to the exterior of a home or its landscaping must comply with the current Design Standards and have prior approval by the ACC.

Q. The HMR is governed by a Property Owners Association (POA). What does this mean for property owners?
Each owner of a home or lot in HMR automatically becomes a member of the POA and therefore agrees to abide by the rules, guidelines and standards of the community’s governing documents.
